Plans have been lodged for a 96-room extension to one of Scotland’s most famous hotels.

VeitchiFrame is proud to be involved in the proposed 96-room extension to The Caledonian Hotel, one of Edinburgh’s most iconic landmark buildings.

The extension forms part of a wider £35m refurbishment and transformation of the historic hotel, following its acquisition by Henderson Park and Klarent Hospitality. The investment has been described as “marking a new chapter” in the hotel’s 120-year history, with planned improvements to infrastructure, bedroom accommodation and public areas designed to enhance the guest and visitor experience as it rebrands to the Curio Collection by Hilton.

Located to the rear of the existing hotel, within the current car park and service area, the proposed extension will create a new bedroom block linked to the hotel via a separate circulation core. The plans include 96 additional guest rooms, taking the hotel’s total number of rooms to 337, while also helping to rationalise and improve the rear courtyard and back-of-house areas.

The new extension will sit between the blind gable end of the Standard Life Building and the existing 1970s bedroom wing, forming a new courtyard off the existing hotel. The proposals also retain the existing primary and secondary entrances, while introducing a new internal service bay to conceal back-of-house service entry points and relocate the bin store internally.

Working within a constrained city centre location, alongside a listed building and within the setting of the World Heritage Site, requires careful coordination, precision and programme certainty.
